The Property Shop in Stockbridge is still alive and well when it comes to buying and selling houses, but has recently added a new sideline in the premises – a Proper ‘Tea’ Shop – geddit ?

Run by the same staff, this is a little gem of a find in Stockbridge with very reasonable prices. There are only four tables, a mixture of normal chairs, director chairs and a couple of sofas. The atmosphere is warm and welcoming and Rosie served myself and a couple of friends for a quick coffee after lunch nearby.
Their menu is not extensive by any means, but has enough choices to hit the mark for a light lunch or an afternoon tea and cake.

Where else in Stockbridge can you sit down, get a cup of tea, a toastie and a muffin for around £3 ? If I hadn’t already had a huge dessert for lunch, I would have tucked into one of their muffins, or one of theirchocolate biscuits. They sell tunnocks caramel wafers and tea cakes as well
The tea I chose was tetley (herbal and others available) and the cappuccinos were very good according to my dining partners.

You can peruse a copy of the ESPC and learn all about home reports if that’s your wish, but during this downtime, the priority here is a good cuppa and cake. A bizarre combination you may think, but one that definitely works. I take my hat off them for venturing into this area during the recession, but by the time it picks up again, they’ll have regular cafe customers who’ll go to them for help in selling their houses.
Be sure to pop in the next time you’re in the area – I have every confidence that you’ll be warmly welcomed and become a regular to this exceptionally good value coffee / tea shop.

Suitable for disabled ? There are some steps up to the shop as pictured, but for those with some mobility, there is a hand rail.
